Fining Guidelines Established 05/09/05 Revised 04/17/06 1. Notices for violations warranting a fine should be made in writing via letter or e-mail to both the owner and occupant of unit. Time-sensitive warnings (in the case of imminent danger, like grilling in garage or lanai) should be made verbally and confirmed in writing. All written notices to be sent by Suitor. 2. Safety issues such as grilling in garage/lanais should be reported to Wackenhut in addition to a board member. 3. The Fining Committee has established fines for the following violations of condo rules. This list is by no means complete and may be amended to address additional issues as necessary. Should any of the following violations occur, it should be reported to a board member immediately. a. Failure to send in rental application and appropriate fee 20 days prior to start of rental - $100/month for each month unit is rented until appropriate documentation and fees are submitted. Violation starts at 20 days prior to renter occupation of unit. b. More than maximum of 5 rental periods/year -$100/day while unit is occupied beyond maximum. c. Less than 1 month minimum rental - $100/day for every day less than 30 days up to a maximum of $1,000. d. Unapproved pet in unit - $100/mo. until appropriate documentation is submitted and approved. e. Unleashed pet/no clean up after pet - $100/incident until behavior is corrected. f. More than 6 people (occupants/renters) living in unit - $100/day while unit is overpopulated. g. Grilling in garage or on lanai - $100/incident until behavior ceases. This is a safety and fire issue. h. Unapproved BLINDS/WINDOW SHADES - $100/mo. until violating window treatments are removed or changed to comply with approved window treatments.
No fines were established for parking violations because Grande Cay Parking Regulations cover this issue. All agreed that towing of vehicle after appropriate number of warnings is more effective than any fine.
04/17/06 Fining Committee Meeting April 17, 2006 Minutes Attendees: Denny Collins (Board liaison), Dale Givens, Irene Jakubowski, Laura Maxemovich, Kelly Plesa, Susan Ray Not Present: Geraldine Staff, Tim Hermann Meeting called to order at 7:17 p.m. Denny distributed Fining Committee Guidelines established 05/09/05. Current guidelines were never formally presented to Board of Directors. Committee discussed, reviewed and updated guidelines as necessary for presentation to board. Updated guidelines will be coordinated with findings from Oversight Committee (Rules and Regulations). Fining Committee will meet again once Rules & Regulations are updated to be certain all potential rule violations are addressed and appropriate fines assessed. Dale Givens resigned as chairman of Fining Committee – he is moving out of Grande Cay. Mike Gill stepped down from committee. Susan Ray and Tim Hermann have agreed to serve on committee. Attending committee members elected Susan as new committee chairman. Meeting adjourned at 7:55 p.m.
