Welcome Homeowners

Life in Grande Cay has been quiet in terms of parties and the weather.  The Board and   Committees however have been working hard throughout the summer months.  All information has been posted on the Website, under the tab of Board Meetings. We look forward to the return of our seasonal neighbors and friends, and hope you are having a wonderful summer.

 President’s Message

I would like to start this brief summer message by saying “THANK YOU” to all of you for supporting the Board and the projects that have been underway since early this spring. The full time residents have endured a fair amount of noise and disruption do to the projects underway. We hope you all understand that we tried to keep the disruption to a minimum. Most of these projects were not optional. Some projects were dictated by the county, while others were maintenance issues required to keep Grande Cay up to the standard we all expect. I would expect that by the time most of you return this fall the following projects should be completed.

ü     Gutters and downspouts installed.

ü     Gutters around the lake will be connected to the lake.

ü     The tube system around the lake will be completed, new sod installed, and the fountains and irrigation system will be back up and running on a normal schedule.

ü     The pool spa will be resurfaced, and the lanai deck repaired.

ü     The new pool and spa chemical feeders will be installed.

ü     The cabinet in the screened lanai will be replaced.

ü     The lanai repair project will be underway where required.

We will continue to try to keep you posted on our progress by posting updates to this website and on the bulletin boards. However, if you should have any questions, please don’t hesitate to call a board member or Suitor & Assoc.

 Important Reminders and Updates

Access Keys  - Please make sure Suitor has keys to your unit or the name and number of the contact person caring for your unit in your absence.  We encourage you to print out an Emergency Contact Form from www.gulfharbour.net/safety web site and send it to Suitor & Associates

RENTING YOUR UNIT? Condo and Master Association documents require you to make application at least 30 days prior to the planned arrival date with Suitor & Associates. Failure to do so may result in your renter being turned away at the gate. Please refer to Oversight Comm. Minutes on the Website for information.  Applications can be obtained from Suitor & Assoc.

 Committees

FINANCIAL REPORT:  Through May 31, 2007 the Association showed a net loss of $25,346.76 which consists of the lake engineering, lanai engineering, legal fees and gutters; all of which will be eliminated with the collection of the special assessment.  b. Insurance Report:   The Association had budgeted $195,000 for insurance and that the actual cost was $172,307, up only $4,000 from last year.

Pool Projects: New Pool & Spa Chemical Feeders will be purchasedThe spa will be resurfaced and every attempt is being made to match the tile as close as possible.  We will be using non-slip tiles which are now the requirement.  The pool deck will be repaired at the grab rail as well as the three no diving and three depth tiles.  We are also awaiting bids for new cabinets for the screen room.

Lanai Repair Project: We are waiting to hear from Pulte before repairs are started, hopefully they will begin in mid August.

Lake and Gutter Project: Building 32 downspouts were connected into one drain and into the North side of the lake while the remaining downspouts were directed into junction boxes. Fill was added behind building 31.  The tube company for the lake started in June and were progressing. The tube installation should be done by the July 20th, depending on the weather. The next stage will be to install new sod, and littoral plantings around the perimeter of the lake. After the lake water settles, the water fountains and irrigation system will be returned to normal function.

Landscape Report: 150 plants and 9 trees were installed in the fronts of units, and  that 135 plants were being planted around the gutter areas. Tree trimming took place the week of July 10th on the 206 Palm Trees and 106 Black Olives.  Seven more pygmy dates were needed in the future and that they were waiting to replace any dead sod based on the landscaper’s recommendation to see if the rain brings back the grass.

At the May 1 Board meeting, it was agreed that all planting pots must be kept inside the courtyards. No pots or owner plantings will be allowed beyond the courtyards. Owners will be given time to move these pots and plants.

 

Communications: The Grande Cay Website www.grandecay.net is used for providing information, including Board and Committee Minutes.  It also included rental forms, and is now linked to the Master Association Website www.gulfharbourmaster.com.
